LCE Architects were asked to analyse the existing outline planning application on this strategic site at a motorway interchange on the outskirts of Porto Alegre in Southern Brazil.LCE were able to add value both in area terms and in the quality of the development.
We developed a plan that kept within the prescriptive conditions of the existing planning consent, but re-configured the constituent parts to create an urban hub at the heart of the development – a pedestrian friendly event square and heavily landscaped public realm that linked the three key functions of offices, hotel and retail in a legible and coherent way. The parking was pushed to the edges to act as a sound buffer to the roads and particularly the main highway. The development incorporated 2 towers, one for 7,400 m2 of offices and the other for a 7,600 m2 hotel. The other principal use was a shopping mall of 37,300 m2 on three floors, with parking for the whole development of 992 cars. The masterplan included for expansion of a further 11,600m2 of office accommodation in two towers.
